    Nancy Runyon is the director of vendor management at Safeguard Properties. She is responsible for the recruitment and credentialing of new vendors for Safeguard’s REO, property preservation, inspections, and estimates and repairs service lines, as well as for Safeguard’s nationwide field quality control representative department. Nancy joined Safeguard in 2000. Since becoming director of vendor management in 2009, Nancy has created several new vendor-focused initiatives, including video training and recurrent nationwide training sessions. The vendor management team serves as support for Safeguard’s service lines, and Nancy works with each director to ensure vendor compliance across all networks.Nancy is a graduate of Baldwin Wallace College.

    John Walsh is president of San Diego-based real estate information data, analytics and decisioning technology provider DataQuick and is a member of Mortgage Technology magazine’s Advisory Board. Walsh has more than 20 years of senior management experience in the financial services industry and more than 10 years leading technology firms, including time servicing as president of San Diego-based Del Mar Database.He also worked as president of Oakland, Calif.-based RF/Spectrum Decision Science and chairman and CEO of Burlingame, Calif.-based PureCarbon, as well as senior management positions at Woodland Hills, Calif.-based Weyerhaeuser Mortgage, Seattle, Wash.-based SeaFirst Bank and Oakland, Calif.-based All Pacific Mortgage.

    Carol Toren joined Citi in February 2008 and is the Correspondent Lending Senior Director. She has also held the role of Senior Director for Direct to Consumer and for Sales Effectiveness and Client Delivery for Citi. Toren leads the Correspondent business through sales and client management teams to optimize Correspondent relationships in order to acquire new loans and clients for the Citi franchise. The team engages and manages Clients with healthy business models, quality loan characteristics and strategic alignment with Citi. Carol’s team focuses on providing a positive Client experience which produces quality loans and business results while enhancing Citi relationships with our Clients through value-add cross-sell for the lenders and customers. Toren led the Consumer Direct business through the sales and program management teams to optimize the Retention of Citi Mortgage customers and acquire new customers for the Citi franchise through the Acquisition business. In addition to providing mortgage products that meet our customers’ financial needs, Carol’s team leverages opportunities to cross-sell bank and credit card products to deepen customer relationships and franchise value. Carol also led the Correspondent Centralized and Affinity business and sales teams for Citi. In her previous Sales Effectiveness role, Carol’s team designed a world class sales organization strategy and implementation through sales tools, communication strategies, client support teams and supplemental sales teams to drive profitable volume with clients who align with Citi's overall quality and growth strategy. The program maximized sales effectiveness, enhanced customer loyalty and provided opportunity for professional and personal growth for Citi team members. In addition to managing these teams, Toren provided substantial focus on CitiMortgage's implementation of the Obama Administration's Homeowner Affordability and Stability Plan and early Pro-active mitigation strategies where she supported the development of the strategic direction and oversight for the implementation of the refinance and modification programs. Prior to joining Citi, Toren spent more than two decades at Wells Fargo Bank and Home Mortgage where she managed several areas of the business including Correspondent Home Equity and was the Chief Financial Officer for the Home Equity Mortgage channels. Toren holds a Bachelor’s degree in finance and accounting and a Master’s degree in finance from the University of Colorado. Carol has attended the Center for Creative Leadership for Strategic Leadership and the Resilient Leader. She has been an adjunct finance instructor at the University of Colorado and a Director and member of Bridge for Africa.

    Austin Tilghman is President and Chief Executive Officer of UCM, responsible for overall management as well as marketing and trading supervision. Mr. Tilghman is a thirty five-year veteran of the mortgage-backed securities and derivatives markets.He started his career with Paine, Webber, Jackson & Curtis was responsible for origination of mortgage-backed securities in the Southeast. In 1986, he took the position of PaineWebber’s National Sales manager. In 1987, Austin was recruited by J.P. Morgan Securities, Inc. to help start its MBS department. At J.P. Morgan, Austin was responsible for the mortgage banking desk and headed a design team to offer MSR derivative products. This team crafted some of the first custom products designed to hedge MSR’s. In 1992 Austin was recruited by UBS Securities as Director Mortgage Banking Group. This group covered Mortgage originators nationwide and continued to offer the full spectrum of MSR products and services. In 1996, Austin started UCM who’s business model is to provide strategic advice and actively hedge MSR volatility.He graduated from Hobart College with a BA in Economics.

    John M. Draghi joined Nationstar Mortgage in February of 2012. Between 2009 and 2012, he was a Managing Director in Financial Services at Fortress Investments and worked closely with the Nationstar Senior Management Team. Prior to joining Fortress from 1996 to 2007, John was CEO, COO, and CIO at C-BASS, an industry leader in residential investing and servicing. For over 12 years, John has worked in the securities industry, including Vice President at Paine Webber, where he was responsible for trading residential whole loans, new issue non-Agency MBS, Subordinated Securities, and REMIC Residuals. He worked eight years at Lehman Brothers in Capital Markets and Structured Finance. John stared his career as a Senior Auditor at Coopers & Lybrand. John has been a consultant in the subordinated mortgage market for a select group of institutional investors.John earned his B.S./B.A. in 1981 from Boston University and is a Certified Public Accountant.
